It is rightly said ‘Anything unattempted remains impossible’. This was one of our exclusive projects where we got an opportunity to work meeting the guidelines of GREEN BUILDING standards.
In order to meet the standards set by IGBC (Indian Green Building Council) for this project at Gurgaon following points were ensured by Cherry Hill:
- The whole BOQ was first thoroughly examined and analyzed by the Production and Procurement department heads and Project Manager. It was determined as to which material can be used for the work to be done in order to maximize on the points gained.
- All the Credits which, as an Interior Fit outs company could be achieved were found out.
It was ensured that the material list complies with LEED MR Credit 2, 4, 5, 6, 7 and IEQ
credit 4.
- The aim was to gain maximum percentage of LEED certified products, thereby leaving
nothing to chance.
- The material types specified by the Architect were procured, from the vendors who met the following prerequisites
- Manufacturing unit within 800 kms- Tiles, cement, bricks, wood, veneer, plyboards, ceramics etc.
- Raw material used by the vendors for the end product procured from within 800 kms- Tiles, cement, bricks, wood, veneer, plyboards, ceramics etc.
- FSC certified wood products- Santosh Timber, Smartwood products were used for this project.
- Recycled content of 5-10% of total material used (Post consumer as well as pre consumer)- For all of the above mentioned products. Due to pre planning we were able to achieve more than what was required in this Credit.
- Low VOC emitting adhesives and sealants- Fevicol SH adhesives, Araldite AW106.
- Low VOC emitting Paints- Asian Paints Tractor premium and distemper emulsion was used.
- Certificates for the above were obtained from all the vendors. The same were used for our calculations of the percentages.
- Maintaining the records of:
- Sale of scrap / waste materials.
- Reuse of waste materials.
- Materials Donated.

The challenge was to follow the strict timelines in accordance with the LEED certified products. Procuring these products also takes a lot of time as all the products are very special and were procured from different vendors. All the products used in this project are GREEN products, which are environment friendly and thus make a healthier workplace to work in. The operational cost of maintaining the building comes down by around 30% which makes it all the more important to invest in such an option.
The workplace despite confirming to the IGBC standards, is an aesthetic, efficient & on top of it an extremely functional office. There was constant support & guidance for IGBC related issues from Ms. Puja (SWBI) & Mr. Saurabh Singh (Colliers).
The project got many accolades apart from the coveted Platinum certification from IGBC.
It was a milestone achievement which has enhanced our team’s confidence manifold and at the same time enabled us to contribute to the environment. The learnings would go a long way in taking on more such projects in future.
In the end, it can be said that the result of the hard work put in is worth every minute of it.
*The name of this project has been kept confidential as desired by the client. This is world’s 2nd largest financial institution which has opened up an office in Gurgaon recently. |
